What Is a Termite Bond—and Does Your Beaumont Home Need One?

Joshua Culver · October 19, 2026 · Termite Control

A termite bond is a service agreement whose inspection, retreatment, renewal, transfer, and damage terms can vary. Learn what to compare.

Annual termite inspection of a Texas home foundation

“Termite bond” is a common consumer phrase, but the actual contract may be called a warranty, service agreement, renewable protection plan, or retreatment agreement. The name does not tell you what is covered. The written terms do.

Some agreements include periodic inspections and retreatment when qualifying activity appears. Some address defined damage; others expressly do not. Renewal fees, transfer rules, exclusions, inspection access, and homeowner responsibilities can differ sharply. Never compare two plans by the word “bond” alone.

Five parts of a termite agreement to check

  • Initial inspection and treatment scope
  • Inspection frequency and scheduling responsibility
  • Retreatment conditions and response process
  • Damage coverage, limits, exclusions, and repair authorization
  • Renewal price, term, cancellation, and transfer rules

Ask the company to point to each answer in the written agreement. Ask for important promises in writing and read them alongside the full agreement. If coverage remains unclear, obtain clarification before signing.

Retreatment and repair coverage are different

A retreatment agreement generally promises qualifying termite-control work under stated conditions. A repair or damage provision may address defined structural repairs, often with exclusions and limits. A plan can offer retreatment without paying for damage.

Ask whether pre-existing damage, moisture damage, inaccessible areas, additions, detached buildings, foam insulation, wood-to-soil contact, or missed renewal inspections affect eligibility.

What renewal may require

Renewable protection may require an annual fee, timely access for inspection, correction of conducive conditions, notice of construction or remodeling, and continuous coverage. Missing a deadline or altering the structure can change the agreement.

Put renewal dates on your calendar and keep every inspection report, invoice, diagram, and treatment record. If ownership changes, ask whether transfer must occur within a specific time.

Local property risks

Beaumont’s moisture, warm climate, slab penetrations, drainage, and renovation history can influence risk, but the plan should be based on the specific structure—not a generic city-wide assumption.

Do you always need a bond?

Not every homeowner needs the same agreement. Consider the property’s history, treatment method, construction, risk tolerance, planned ownership period, lender or real-estate requirements, and the value of documented recurring inspections.

Before deciding, arrange a termite inspection and compare the exact contract. Ask BugMan which warranty or renewal options are currently available for your property.

Warning signs in a vague agreement

  • No clear treatment diagram or covered structure
  • Undefined words such as “damage” or “necessary”
  • Verbal promises missing from the document
  • Unclear inspection or renewal schedule
  • No explanation of homeowner duties or exclusions
  • Pressure to sign before you can review the terms

Questions to ask before signing

  1. Which structure, additions, garages, sheds, decks, and fences are included?
  2. Which termite species and evidence trigger service?
  3. Is the agreement retreatment-only or does it include repair coverage?
  4. What is considered preexisting damage?
  5. What owner maintenance, moisture, access, or construction changes can void coverage?
  6. How often are inspections required and who schedules them?
  7. Can the agreement transfer when the home is sold?
  8. What happens if renewal is late?

Save the original treatment diagram, product and method information, invoices, renewal notices, inspection reports, and repair records. A future owner or another inspector cannot reconstruct missing terms from a yard sign.

How to compare Beaumont termite protection

Ask each provider to quote the same building scope and separate the initial treatment from ongoing renewal. Compare inspection frequency, covered activity, response procedure, cancellation, transfer, and exclusions. An inexpensive agreement that excludes the detached structure or only covers a narrow method may not match a broader proposal.

For example, one agreement may include annual inspection and retreatment of the main house but exclude repair costs, while another may cover qualifying new damage up to a stated limit after continuous renewal. A shed, attached garage, porch addition, or structure built after the original treatment may require separate inspection and written inclusion. Put those differences beside the price before deciding.

Ask for the current written agreement. Its exact term, coverage, exclusions, and renewal conditions should guide your decision.

Ask how a damage claim would be handled

Ask the provider to walk through a hypothetical finding: you discover damaged trim during a bathroom renovation six months after treatment. Who should you contact, what information should you send, and who decides whether an inspection is needed? Ask how the agreement distinguishes existing damage from a new finding. The purpose is to understand the process before you are dealing with a repair deadline, rather than assuming that any damage discovered later is automatically covered.

Write the answers beside the relevant contract sections. If an answer is unclear, request clarification from the company before signing. A treatment salesperson, a building contractor, and an insurance representative may each be discussing a different scope of work. Keep their estimates separate so you can see which party is proposing pest treatment, moisture correction, or structural repair. An inspection report is useful evidence, but it does not by itself decide every coverage question.

Before renovating or selling your home

Before planning a room addition, deck, plumbing alteration, or major landscaping work near the foundation, contact the termite provider. Describe the proposed work and ask whether an inspection, plan update, or written amendment is needed. Some agreements require notice before structural alterations; check that condition before work starts. Do not rely on a contractor’s assumption that the existing plan automatically extends to new work.

For a sale or purchase, gather the current agreement, renewal confirmation, latest inspection report, and treatment diagram early. Ask the issuing company to identify the property and account, explain any transfer steps, and confirm what the buyer would receive. A seller’s old invoice is not the same as confirmation that an agreement is current or transferable.

After any approved change, check that the updated records identify the right building and newly included areas. Save the written response with your property documents and share relevant access instructions with whoever schedules future inspections. This small administrative step helps prevent an addition, locked storage room, or detached structure from being assumed to be included when it has never been evaluated.

Frequently asked questions

Is a termite bond the same as homeowners insurance?

No. Homeowners insurance and a termite service agreement are separate contracts with different terms, exclusions, and providers.

Does every termite bond pay for repairs?

No. Some agreements provide retreatment only. Read the damage and repair section, coverage limit, exclusions, and claims process.

Can I transfer termite coverage when I sell my home?

Some agreements allow transfer if deadlines, fees, inspections, and account conditions are satisfied. Request the transfer procedure before closing.

What can void termite coverage?

Terms vary, but missed renewals, inaccessible areas, unreported construction, moisture, structural changes, untreated additions, or failure to follow recommendations may affect coverage. Verify the contract.

Is a yearly termite inspection included?

It may be, but do not assume. Confirm the interval, who must schedule it, which structures are inspected, and how findings are documented.
